What utilities are included in the rental agreement?
Only garbage is included in most of our rental agreements. Our tenants are typically responsible for all other utilities, with a few exceptions.
Do you do short term leases?
No, all leases have a 12 month term. On the rare occasion a unit became available for a short term lease the term will be for FIVE months, but require SIX months of payments.
What do you require in order to sign a lease?
1) All tenants interested in living in the unit must turn in all completed applications.
2) Once all applications are approved, you can schedule an appointment to sign the lease. YOUR SECURITY DEPOSIT IS DUE AT THE TIME OF YOUR LEASE SIGNING.
Do you allow pets?
YES!!! We have pet friendly options in our One and Two bedroom apartments and in our Two and Four bedroom townhomes, along with our single family homes where pets are typically allowed.
How much does parking cost?
Parking permits are $15 per permit for the year. There is typically one permit available per bedroom in a unit. Any exception to this will be outlined in your lease.
How do I schedule a tour of an apartment?
After viewing our website, make a list of apartments you wish to see. Call us to schedule an appointment. Appointments are available between the hours of 10:00 a.m. and 4:30 p.m. Monday through Friday and from 10:30 a.m. to noon on Saturday.
How do I rent an apartment that I like?
Pick up or download an application; fill it out and turn it in to our office. Applications will only be reviewed once all roommates turn in a completed application. Approval is typically based on past rental history or credit approval when necessary.
You’ll receive a call once your applications are approved, at which time you may schedule an appointment to sign the lease.
How can I hold an apartment?
Apartments are only held if your application is approved AND a lease appointment is made.
What will my rent payment schedule be?
Payments are due on either the 1st or the 15th of each month depending on the style of unit you choose. Payments begin 2 months prior to the month you move in, and end 2 months prior to your move out date. You’ll have 12 payments due during your lease term, each payment covering 30 days of rent, with your lease term being a total of 360 days.
How are payments accepted?
Payments can be made by personal check, cashier’s check, money order, or credit/debit card. There is a service fee of $2 charged for any credit/debit payments made at our office, and a $15 service fee charged for any credit/debit payments made over the phone. There is a $25 service fee charged for any payment returned to our office for non-payment by your banking institution or credit card company.
Can I sublease my apartment?
Yes, there is a fee of $100 to sublease your apartment. Our office must approve of any sublease agreements and new tenant applications. If you have a joint lease, all parties on the lease must sign and approve of any sublease agreements or arrangements.
